The New Church Construction Executive Committee Update – July 24, 2008
In September 2007, St. John Baptist Church successfully closed the deal with Howard County Public School System to sell its 41+ acres of land at the Marriottsville site for 10 acres of land on the corner of Tamar Drive & Route 175, plus net cash proceeds. Over the ten (10) months that followed, the selected design-builder…. Miller Valentine (MV)…. designed the building to the Church’s specifications, completed the preliminary drawings, secured approval from Howard County on the Site Development Plan and was issued a grading permit to start the site work. A guaranteed maximum price (GMP) and desired financing amount, were approved by the congregation at the April 26, 2008 meeting. Loan Negotiations are underway with two financial institutions and a decision on the bank and the financial arrangements is expected by July 31, 2008.
The ceremonial ground breaking was held Sunday, July 20, 2008 at 2:00 p.m. and the actual work at the site started July 21, 2008. MV agreed to continue the work on the project (even though the total project financing is not in place) based on the Church’s written assurance of being paid for services rendered. This arrangement makes it possible to still have the new church completed by the end of July 2009.
The Owner Representative, Schaefer Construction Management, will be overseeing the day-to-day work of MV and their representative, Matt Hudson, will keep NCCEC apprised of progress, issues for resolutions and any actions requiring decisions before implementation. Starting with this update, NCCEC will post news about the project the first week of each month and more if necessary.
